From clients looking to purchase a potential self-build plot to developers and builders evaluating prospective strategic development sites, we offer bespoke appraisals, gathering and evaluating the information required to assist in decision-making. Reports are tailored to meet individual requirements, providing the appropriate level of information and detail commensurate with the decision-making stage.

  • Preliminary appraisals provide a high-level site evaluation, identifying key potential environmental, ecological or planning policy constraints and recommend areas for further investigation. The information and analysis within the preliminary appraisals is intended to assist the client at the early stages of decision making to identify opportunities they may wish to progress further and avoid unnecessary abortive costs.
  • Planning appraisals provide an in-depth analysis of the client’s development aspirations against relevant existing and emerging national and local planning policies. Bespoke detailed reports provide a synopsis of the site’s planning history, including highlighting any existing potential breaches of development control, analysis of the client’s development goals against relevant policy and identifies potential constraints for further investigation. Working collaboratively with other professionals, such as transport consultants, ecologists and designers, planning appraisals are often prepared in parallel with site feasibility plans as an iterative process.
  • Development appraisals, usually prepared in conjunction with planning appraisals, support clients in evaluation of the potential viability for a project.

Site Identification

By taking the time at an early stage to understand our clients’ requirements, we provide a tailored site location service, ensuring that we only present opportunities that meet with the agreed specification. In accordance with RICS requirements, we regret that we are only able to accept instruction for site identification services where there is no conflict of interested with existing instructions. We only undertake site location instructions on behalf of instructing clients and do not do so on a speculative basis.
